What each county search covers

Broward

  • Parcel, unit and owner: live from the Broward County Property Appraiser at search time.
  • Recorded instruments: searched at request time by parcel and owner name in the Clerk’s public bulk index (the county’s current recording window, with dates shown). Liens, judgments, lis pendens, mortgages and linked releases are sorted into the seven categories. A zero-hit check reads Checked · none found for that source and date range only.
  • Tax: the amount levied from the Property Appraiser. Tax Collector bill status and certificates are a link-out; that site blocks automated requests.
  • City code cases: link-out (Coral Springs eTRAKiT requires a CAPTCHA).

Miami-Dade

  • Parcel, unit and owner: live from the Miami-Dade Property Appraiser at search time.
  • Liens: link-out to Clerk official records and County code citations for the confirmed folio. County terms do not allow automated retrieval or storage, so statuses read not checked until you search there.

Palm Beach

  • Parcel (PCN), owner and site address: live from Palm Beach County GIS open data (the Property Appraiser’s parcel layer) at search time.
  • Taxes levied by year and the sales (deed) history: read from the Property Appraiser at search time, with each sale linked to its recorded document at the Clerk.
  • Liens, judgments, mortgages, lis pendens and notices of commencement: the Clerk’s official records require a CAPTCHA for every search, so each category gives one search link with the PCN or owner names to enter. Tax bill status, delinquency and certificates: one link to the Tax Collector account for the PCN (its bill data is behind a path robots.txt disallows). Unincorporated code fines: the county’s certified PZB search (fee).
