Florida tax-deed pre-bid checklist

1. Status: is it still for sale?
- The lot is listed under “Auctions Waiting” on the county RealAuction preview for the sale date, read today.
- You know the auction start time from the county calendar (Palm Beach 9:30 AM ET, Miami-Dade 2:00 PM ET).
- You will re-check the morning of the sale: redemptions and cancellations happen up to the start.
2. The parcel: is it a real, usable lot?
- The legal description is a whole lot, not a strip (watch for “S5FT OF LOT”, “STRIP”, metes-and-bounds remnants).
- Lot size is large enough to build on under its zoning.
- The parcel has a house number or verified road frontage, so it is not landlocked.
- It is not a condo or HOA common area (owner is an association, or the value is under a few thousand dollars).
3. Money: does the math work?
- Opening bid as a percentage of county value. Under ~30% leaves room; above ~70% is thin.
- You have priced recording fees, doc stamps, quiet title, and the deposit and payment deadlines in the county rules.
- You have a walk-away maximum bid written down before the auction opens.
4. Title and liens: what survives?
- Clerk official-records search by name and parcel for mortgages, judgments, and liens.
- Code-enforcement citations and municipal liens, which can survive a tax deed.
- Condo units: association arrears and estoppel are a separate check.
- Government-owned or district parcels: check for use restrictions.
5. Occupancy and exit
- Homestead on the appraiser record means someone likely lives there, so plan for an eviction path.
- Owner is an estate: heirs may occupy or contest.
- You know your exit (resale, rental, or sale to a neighbor) and who the buyer is.
6. Bid operations
- Registered and deposit funded on the county auction site before the deadline.
- You know the county’s payment deadline after a win and the penalty for missing it.
